HOW DO YOU DETERMINE YOUR MANAGEMENT FEE?

Our monthly property management fee is calculated as a set percentage of your property’s gross monthly income. For a non-stabilized asset or on an owner-occupied basis, we typically set a flat rate until your property is leased. A few factors we consider when determining a property management fee are the size of your building, the age of the structure, occupancy and vacancy ratio, & property location.

We utilize a powerful cloud‑based property management software called Appfolio, empowering our managers with a highly streamlined workflow and enabling us to focus on what is most important- providing exceptional service to our owners and tenants. Appfolio has advanced financial reporting capabilities and offers a convenient and secure experience for both tenants and owners alike. Utilizing our customized software platform, we are able to streamline the management process to provide efficiencies to both tenants and owners, ensuring your property is being maintained at its maximum value.

HOW WILL I KNOW HOW MY PROPERTY IS PERFORMING?

Each month, our building owners are provided with a detailed monthly report from their property manager. A general report structure consists of an executive summary of property activity followed by a series of financial reports including a Profit & Loss statement, Balance Sheet, General Ledger, Detailed Cash Flow, Bank Reconciliation, and Rent Roll. We also report on your property’s Aged Receivables and Tenant Insurance Expirations. Our monthly reports are completely customizable for each owner.

CAN I PAY MY RENT ONLINE?

Absolutely! Our Software, AppFolio, provides our tenants the secure and convenient option of setting up automatic rent payments through a web-based tenant portal. This portal will also give them access to their account history, lease documents, and give them the ability to submit online work orders.
